Fox Hills Plaza Redevelopment Info

WHAT'S BEING PROPOSED:

This proposed development by HSH Management will result in:


  • Demolition of existing CVS / MARSHALS and other retail stores
  • Building 750 RENTAL APARTMENTS:
    • 250 studio units
    • 250 1-bedroom units
    • 250 2-bedroom units
    • 800 parking spaces
  • Build-up of approximately half an acre of  retail stores, but NO ANCHOR RETAILERS like CVS or Marshalls      

WHY WE ARE OPPOSED TO THE CURRENT PROPOSAL

The Culver City Council and Planning Commission should reject HSH Management's proposal and rezoning of the Fox Hills Plaza to mixed use because 750 units with only 1 car parking spot for each unit will produce several negative impacts on the quality of life in the Fox Hills neighborhood:


  • Potentially increases the population of Fox Hills by up to 2500 additional people or by approximately 55% in an already High Density Residential Zone
  • Causes a severe impact to public health and safety by burdening existing infrastructure (such as roads, traffic controls, fire, law enforcement, public health department, parking shortage etc.) which are inadequate to support and serve such an increase in population density and vehicle traffic.
  • Provides only 800 parking spaces, which violates Municipal Code, but certain city council members have indicated they could approve a waiver.
  • Culver City’s High Traffic Map states that 60,000 vehicles utilize the streets in Fox Hills during a 24-hour period. Additional vehicles from this proposal will put significant pressure on the existing roads and traffic signs and represent a hazard to public safety.
  • Demolition of convenience stores that service Fox Hills (especially the elderly)  

TO BE CLEAR, FHA IS NOT AGAINST REDEVLOPMENT

We recognize that growth can be good for our community -- but it MUST be SMART GROWTH that adds value to the lives of the residents already living in Fox Hills.


  • We are not against redeveloping Fox Hills Plaza: we welcome new anchor retailers that provide value to the community. HSH does not plan to replace CVS or Marshalls with new anchor retail tenants.
  • Adding more high-density housing in Fox Hills will create more issues than it solves: Fox Hills is already a high-density housing area. It has 34 multi-unit housing complexes with about 6,000 residents, or one-sixth of Culver City’s total population.
